This is a request to rezone a 166’ wide by 637’ deep parcel approximately 2.43-acre at 2801 West Maryland Avenue the site is currently zoned R1-6. Our request is to rezone the property to R-3a allowing a more sensitive development solution than other zoning categories.
The subject site is surrounded by properties zoned C2, R3 and R1-6 with their current uses as:
NORTH: Across the front of the property is a robust Temple: INDO AMERICAN CULTURAL & RELIGIOUS FOUNDATION OF AZ R1-6/ 152-13-186B
SOUTH: rear of the lot: Single Family Residence R1-6, along the narrow side of the lot.
EAST: Single Family Residence (general plan calling for multi-family zoning; C-2 Self-Storage Facility; Auto Repair and paint shop on R3 and R3 property US West commutation ware house.
WEST:
