The subject site is surrounded by properties zoned C2, R3 and R1-6 with their current uses as:

NORTH: Across the North of the property are 9 lots fully developed in R-4 RI zoning (Multiple family residence)

SOUTH: Front of the lot facing Van Buren is zone C-3 commercial district.

EAST:  To the east of the lot is zone C-3 commercial district.

WEST: To the west of the lot is a PUD (Planed Unit Development).
